Did you know zero VOC paint does not necessarily mean that the paint is non toxic?  It’s a common mis-understanding but not all zero VOC paints are non toxic.   We wanted to share this from AFM Safecoat’s website faq:

How does Safecoat differ from other so-called environmental paints on the market?

Other companies have introduced “no odor” or 0 VOC (volatile organic compounds) paints, but none have been formulated with a view toward human health and the elimination of toxicity. These “environmental” paints can have toxic ingredients exempt from government regulations. The fact that something has no VOC does not mean that it does not contain ingredients which are toxic (for example formaldehyde, ammonia, acetone or odor masking agents) or that it is free from offgassing. If it contains masking agents, then that’s just another unnecessary chemical that is hiding whatever effects may be occurring from whatever is coming off the paint. We frequently receive letters and calls from customers who have used some other company’s O VOC paint and still can’t tolerate being in the room, because there is something coming off it to which they are sensitive. On the other hand, 99.9% of those using Safecoat tolerate it without any adverse effects when properly applied and cured.

Seal-Once stops the production of mold/mildew on wood, composite decking and and concrete.   It is a deep penetrating, complex co-polymer.  The pigments are UV stable and non toxic.

If there’s already mold/mildew, you’ll need to clean the surface.  Use the All-Wood Cleaner and a scrub brush on the infected areas and rinse with garden hose or pressure washer no more than 1250 psi using wide fan pattern.  Leave solution on concrete for 15 to 20 minutes.  You can re-apply if needed.

Once substrate is fairly dry and clean, apply two coats of Seal-Once wet on damp (do not allow to dry between coats) using a brush or sprayer (not rollers).  You should apply three coats if the wood, composite decking or concrete is aged and very porous.

Keep in mind that since the mold and mildew had already penetrated the wood, composite decking or concrete, it will continue to come to the surface for some time.  Seal-Once allows water vapor transmission which allows the trapped moisture to come to the surface.   Then apply another solution of water/bleach/dawn to wash the mold away.  You do not need to reapply Seal-Once.   Additional water won’t be able to penetrate from the surface because the wood, composite decking or concrete has already been protected.  In time, the mold and mildew will eventually dry up but could take up to several months.

AFM Safecoat Naturals is an organic, plant based product line.  These products create a breathable layer and are  fully biodegradable, emitting no toxins and containing no harmful solvents, preservatives, dryers or other irritants that can contribute to poor indoor air quality or endanger your health.

Product line includes Clear Penetrating Oil, Oil Wax Finish, Multi-Purpose Pprimer, Flat and Pearl finish paints.  Paint can be tinted as well.

Lead Out is a pretty interesting product made by Franmar Chemical.  It’s a paint stripper that converts lead paint to a non-hazardous material for safe, easy disposal.  Depending on how many layers need to be removed and temperature, typical coverage on vertical surfaces is about 50-75 sf/gallon and about 100 sf/gallon on horizontal surfaces.   The temperature must be at least 50 deg F during application.
